A new housing development is coming to Valley. Landkart LLC broke ground on what will become Crown Homes, a 55-home subdivision off of King Road. 

“Rooftops bring businesses, rooftops bring industries, rooftops bring people; so we know that that’s what we need,” said Chris Busby, the director of the CCDA.

The 26.7 acres of land was sold to Landkart LLC by the City of Valley earlier this year. Landkart owner Kalpesh Bhandari, the Chambers County Development Authority, and the city have been negotiating the deal for over six months, according to Valley Mayor Leonard Riley. 

The subdivision will have five home designs at varying price points and designed for middle-income families. A walking trail around the subdivision will also be put in. 

“This development will have opportunities that will be something truly extraordinary, nice small family homes. When we fully develop it, people are gonna call this city their home for a long time,” Bhandari said.

The designs range from 1,402 square feet, 3 beds and 2 bath homes up to 2,095 square feet four bedroom, three bathroom homes.

There are over 20 acres next to the Landkart land that the company hopes to use as an expansion for Crown Homes in the future. Terri Kelley, the realtor for the property, said if they decide to expand it could add another 70 homes to the subdivision. 

Farther back from Fob James on King Road will be a senior apartment complex, a Housing and Urban Development project. 

“That’s why the city got this land so that we could foster development … We really tried to focus and get something here. You need something big to kick it off,” Busby said. 

CCDA and the city hope to add more residential and commercial development to the portion of Valley off of Exit 77. 

“This is what I would consider one of the first big dominoes for exit 77 … Exit 79 is at capacity. This exit is our growth corridor. We’ve got the city that has been so aggressive and going out and purchasing land,” Busby explained. 

Kelley spoke last at the groundbreaking to announce that the pre-sale of the homes is set to happen on April 15. 

“The City of Valley is where it’s at. We’ve got a lot, a lot, a lot going on,” Riley said.
